Both home sales and prices in North Texas are at record levels. And 2017 has been the strongest year for the local housing market since the Great Recession.

The outlook for 2018 is for more home market gains. But the rate of home price increases should slow as the inventory of homes for sale in the D-FW area rises.

Most of the house price inflation — for both new and existing homes — will come at the entry-level price point under $250K where there is an imbalance — more demand than there is housing product. Conversely, sales of new homes over $500K are starting to flatten.
