The Carrollton City Council at the Tuesday, February 6 meeting awarded Arcadia Realty the conceptual design to develop the City-owned Thomas Tract. This catalyst project will encourage redevelopment and regeneration of the surrounding mature, single-family residential neighborhoods near Downtown and the DART passenger station. Arcadia Realty is known for high quality development projects such as The Homestead at Carrollton, Raiford Crossing, and the Canals at Grand Park in Frisco.
Thomas-Place-Area-1The current working title for the project is Thomas Place and the land is located on the east side of North Denton Drive on the north side of Hutton Branch Creek.
The area is approximately 24.6 acres that will be used to establish a planned development district for single-family residential and single-family townhouse residential districts
The development provides an excellent location, walking distance from amenities such as the W.J. Thomas Sports Fields, Josey Ranch Lake Library, the Carrollton Senior Center, Josey Ranch Sports Complex, and W.J. Thomas Splash Park.
“The site is the closest new single-family neighborhood to a DART station in the system,” Bill Gietema, Arcadia Realty co-founder said. “It will be a five-minute walk to the DART station, and a 12-minute walk to Downtown Carrollton. Both going to work in Downtown Dallas or on a date night in Downtown Carrollton will be car-free experiences.”
Gietema also said there will eventually be a connection to the City’s Green Trail.
This sustainable development is within the transit-center district and aligns with Carrollton City Council’s strategic goal to encourage quality infill development.
“This project is the manifestation of a long-term vision of City Council to create a dynamic, sustainable single-family development on this property that emphasizes compatibility with the surrounding community while leveraging its proximity to the DART station and Downtown,” said Carrollton Mayor Kevin Falconer. “The Council is particularly impressed with how much open space will be preserved in this development and with the connectivity to the surrounding neighborhoods and our fantastic trThomas-Place-Plot-Plan-2ail system.”
Currently, the proposal is for 93 homes and three types of housing. Forty homes will be casita style with a detached home on a minimum 30-foot wide by 80-foot deep lot, and a minimum floor area of 1,600 square feet. Seventeen will be villa style, single-family detached homes, with a minimum 40-foot wide by 100-foot deep lot, and a minimum floor area of 1,800 square feet. The third style will have 36 residential-type townhouses generally located in the northwest quadrant of the development with a minimum 25-foot by 80-foot depth, and a minimum floor area of 1,400 square feet. All homes will have a rear garage for easy access.
Prior to issuance of residential building permits, a homeowners’ association will be established for the development.
